Distribution Park Embu II Earns LEEDÂź Silver Pre-Certification

Becomes Hines' First Industrial LEED Building in Brazil

(BRAZIL) – Hines, the international real estate firm, announced today that Distribution Park Embu II in São Paulo, Brazil, has received Silver pre-certification under the U.S. Green Building Council’s LEED for Core & Shell (CS) Rating System.

This single-story, 527,432-square-foot distribution and logistics facility was pre-certified at the Silver level based on the submission of documented plans to design and build a high-performance LEED green building.

Upon project completion in early 2014, and pending final documentation and review, Distribution Park Embu II is poised to become Hines’ first certified LEED for Core & Shell industrial building in Brazil.

Green features that will be implemented at Distribution Park Embu II include:

prismatic lenses that allow natural light into the warehouse, as well as an automated system that turns the lights on and off depending on the luminosity inside the warehouse, which will reduce energy by more than 20 percent;

an energy management system that separately measures air conditioning, plugs and lighting; a rainwater collection system for reuse in toilets, washing and landscaping; using more than 20 percent of regional materials; reducing ‘heat island effect’ through the use of roofing materials with high solar reflectance index and a thermo-acoustic layer; and reducing pollution from construction activities by controlling soil erosion, waterway sedimentation and airborne dust generation.

Additionally, Hines offers its proprietary GREEN OFFICE for Tenants program, which assists in giving tenants options to reduce their carbon footprint.
