Hines is in the midst of work on its Nexus Barajas urban logistics project, which involves the construction of more than 66,000 square meters of space in one of Madrid's prime areas for meeting last-mile e-commerce demand. Construction of the industrial complex is scheduled for completion during the first quarter of 2026. The project is situated on strategic land with high occupancy and scarcity of land in prime areas. Demand outstripping supply has boosted rents in this prime area to €6.85 per square meter per month (+5.4% year-on-year), while availability in the first crown fell by 1.5 points in the last quarter, strengthening Nexus Barajas' position in a competitive market.
