Hines’ One Atlantic Center Awarded LEED Certification

(ATLANTA) – The Atlanta office of Hines, the international real estate firm, announced today that One Atlantic Center has received Silver certification under the U.S. Green Building Council’s LEED® rating system for Existing Buildings (EB).

As a result of various upgrades and an intensive retro-commissioning process, One Atlantic Center is 37 percent more energy efficient and annually saves more than $1,000,000 in energy expenses when compared to the national average building.

This translates to greenhouse gas reductions equivalent to removing 1,500 passenger vehicles from the road.

One Atlantic Center is a 1.1 million-square-foot, 50-story office building located in Midtown Atlanta.

Designed by renowned architects Philip Johnson and John Burgee, Hines’ U.S. Core Office Fund purchased the property in 2006 and has undertaken numerous energy conservation measures, including: installation of variable frequency drives on the air handler units and outside air fans; installation of a new building management system; and retrofitting several lighting systems.

These projects have resulted in an aggregate savings of approximately two million kilowatt hours per year (a 12.5 percent reduction) since acquisition.

Other sustainability programs include: discounted parking for carpoolers; access to two on-site Zipcars for Zipcar members; and a single-stream recycling program that diverts approximately 50 percent of all office waste from landfills.

Under Hines management, One Atlantic Center also earned the ENERGY STAR® label in 2008 and 2009 for the first time in the building’s 20-year history.

One Atlantic Center is leased to a roster of tenants that includes: Alston & Bird, Bryan Cave, Carlton Fields, DLA Piper, Holland & Knight, Duff & Phelps and Bowne & Co., Inc.

The property is leased by Hines.
