Phoenix Tower Earns Unprecedented 11th ENERGY STAR® Label: Breaks Global Record

(HOUSTON) – The Houston office of Hines, the international real estate firm, announced today that Phoenix Tower has earned its 11th consecutive ENERGY STAR® label from the U.S. Environmental Protection Agency (EPA) — more than any other building in the world.

Managed by Hines since 1995, the building has earned an ENERGY STAR label for every year since the EPA extended the ENERGY STAR program to the commercial real estate sector in 1999.

Phoenix Tower is a 629,000-square-foot, 34-story office building located at 3200 Southwest Freeway in the Greenway Corridor. It is owned by FSP Phoenix Tower Limited Partnership (“FSPLP”). All of the equity interests in FSPLP are owned, directly and indirectly, by FSP Phoenix Tower Corp., a real estate investment trust sponsored by Franklin Street Properties Corp. (NYSE Amex: FSP).

The building is approximately 30 percent more energy efficient when compared to the national average office building.

This translates to estimated annual greenhouse gas reductions equivalent to removing 700 passenger vehicles from the road.

As part of Franklin Street Properties’ portfolio-wide effort to enhance the sustainability of each property, Phoenix Tower is pursuing LEED® certification and is currently in its performance period.

Sustainable features of the property include: solar reflective and green roof systems, state-of-the art energy management control systems and enhanced curtain wall performance.

The building also features a unique Nicklaus Design golf putting green atop the building’s roof.

In 2010 Hines was recognized by the EPA, for the third time, with the ENERGY STAR Sustained Excellence Award; Hines has labeled more than 147 buildings, representing approximately 75 million square feet, through the ENERGY STAR program. Twelve Hines development or redevelopment projects, representing more than six million square feet, have been designated as Designed to the Earn the ENERGY STAR.
