Marienhöfe is a landmark residential-led development in Berlin-Tempelhof, spanning approximately 85,000 sqm of gross floor area. Acquired by Hines for the Hines European Core Fund (HECF) through a forward-funding structure, the project is part of a larger mixed-use masterplan transforming the former Mariendorf freight rail yard into a vibrant urban community.

The development will feature twelve predominantly residential buildings, offering around 880 rental apartments ranging from one- to five-room units, with approximately 30% designated as affordable housing. Additional facilities include assisted living with at least 50 units, a medical care center, retail spaces, restaurants, and a fitness studio, creating a dynamic and inclusive neighborhood.

Marienhöfe is designed with sustainability at its core, incorporating a fossil-free energy concept and targeting DGNB Gold certification. The project emphasizes urban resilience and high-quality living standards, with construction progressing in phases. All building permits are secured, and the first completions are anticipated from Q3 2027. RS Immobilien, the seller and developer, is responsible for delivery, with Goldbeck GmbH serving as the general contractor. Hines oversees project monitoring and asset management.

Embodying the principles of a 15-minute city, Marienhöfe ensures that daily needs are within walking distance for residents of all generations. The district boasts excellent public transport connections via the nearby S-Bahn stations Attilastraße and Südende, providing direct access to key hubs like Südkreuz, Potsdamer Platz, and Friedrichstraße. Private car traffic will be minimized, supported by an underground garage and a strong emphasis on pedestrian and cycling infrastructure.
