Unionezero is an innovative, sustainable district set to emerge as part of the urban regeneration of the former Falck area in Sesto San Giovanni, near the Lombardy region’s new City of Health and Research. Strategically located, the district boasts excellent connectivity to Milan's city center and surrounding areas, thanks to the nearby underground station and the new Sesto San Giovanni railway station.

Spearheaded by Hines as co-investor and development manager, this project marks the first privately funded initiative to be developed in the area. Covering approximately 250,000 sqm, the land is owned by the “Unione 0” fund, managed by Prelios SGR, with contributions from Hines and an international investor.

The development features 93,000 sqm of office space, including a 48,000 sqm building for Intesa Sanpaolo’s new offices and a 45,000 sqm multi-tenant building. Additionally, it offers 39,000 sqm of student housing, accommodating around 600 beds. A substantial portion of the district—approximately 97,000 sqm—is dedicated to residential use, providing 480 housing units through a cooperative model aimed at delivering affordable living solutions.

The project targets LEED and WELL certifications and is projected to complete in 2028.
