Spiga 26, a late 8th century historical building, standing on the remains of the ancient Pertusati Palace in the heart of the centre of Milan, was acquired by Hines in 2019 in joint venture with a large Dutch pension fund manager.

The 13,000 square metre mixed use building, located in Via della Spiga 26 and accessible also from Via Senato 17/19 in the heart of the Milanese iconic Fashion District, underwent a comprehensive refurbishment completed in 2022 that has transformed the asset into an exclusive destination.

The design is focused on the interiors and their uses: the 3,000 sqm space on the lower floor is dedicated to retail, featuring an 18 window, 65 meter long storefront on Via della Spiga, and the upper floors were converted into exclusive and flexible offices spaces, in line with the highest international standards of environmental sustainability and energy efficiency, achieving LEED Gold certification.

Spiga 26 is located on one of the most exclusive streets in Milan, within the Fashion District, which has always been a combination of the Milanese tradition with the strong creativity characterizing the modern conception of luxury.
