101 California Signs New Lease with Chime Financial, Inc.

(SAN FRANCISCO) ā€“ Hines, the international real estate firm, today announced that Chime Financial, Inc. (ā€œChimeā€), a financial technology company, has signed an almost 11-year lease for over 200,000 square feet with a 10,000-square-foot private roof terrace at 101 California, a 48-story, 1,250,000-square-foot office tower in the heart of downtown San Francisco. The firm will relocate to the building in May 2022 and will occupy the second through the seventh floors.

Chime has expanded to over 1,000 employees, most of whom were hired during the pandemic, and has outgrown its current San Francisco office. Chime values having its headquarters in the beautiful, culturally diverse city of San Francisco which makes 101 California the ideal location for the new office given it is in the heart of the Financial District.

ā€œ101 California will enable Chime to create a new type of workplace environment, one centered around hybrid work,ā€ said Beth Steinberg, senior vice president of people and talent at Chime. ā€œThe office design will emphasize collaborative workspaces and open areas, with a focus on building a connection between employees and promoting Chime values of ā€˜Be Humanā€™ and ā€˜Team Up.ā€™ā€

101 California is undergoing renovations that will add new amenities to enhance the tenant experience on the two lobbies and outdoor plaza. While the buildingā€™s trademark glass faƧade will remain intact, the new amenities will include new flooring, lighting, furniture and plantings in the part of the lobby facing Davis Street; an addition of a passageway connecting the buildingā€™s two lobbies; a new glass dining room and other improvements for Pabu, a Japanese restaurant that will remain open during the renovations; and a fitness center for tenants. Lastly, a conversion of a two-story space formerly occupied by U.S. Bank will become an area called The Clubhouse featuring a new cafe and tenants-only area for business meetings or lounging. Turner Construction expects to complete renovations in three phases over the course of 22 months. The architect is Bohlin Cywinski Jackson; the landscape architect is OJB.

101 California was completed in 1982. In 2017, 101 California was certified at the Platinum level under the USGBC's LEED for Existing Buildings (EB) rating system. With a score of 94 leaf credits at that time, this architectural landmark earned the highest score ever awarded in the EB category throughout the world.

Chime was represented in lease negotiations by Cresa, while CBRE represented Hines. With the signing of this lease, 101 California now stands at 94% leased.
