21271 and 21281 Burbank Boulevard at Hines’ Warner Center Earn LEED® Gold Certification

(LOS ANGELES) – The Los Angeles office of Hines, the international real estate firm, announced today that 21271 and 21281 Burbank Boulevard have received Gold certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) rating system.

21271 Burbank Boulevard, a 178,292-square-foot office building, and 21281 Burbank Boulevard, a 178,245-square-foot office building, are both five stories and are located in the Woodland Hills/Warner Center submarket of Los Angeles.

Designed by Poliquin Kellogg Design Group and completed in 2001, the buildings are two of five that compose the Warner Center property, which was acquired in 2006 by the Hines U.S. Core Office Fund.

With a current weighted-average ENERGY STAR® score of 97, the buildings are 50 percent more energy efficient and annually save $2.40 in energy costs per square foot when compared to the average U.S. office building.

This translates to estimated annual greenhouse gas reductions equivalent to removing 198 passenger vehicles from the road.

Green features implemented at both properties include: energy efficient lighting with reduced mercury content; the use of environmentally sensitive cleaning products and practices; reduced nighttime light pollution; reduction of indoor potable water use through low-flow fixtures and dual-flush handles; a comprehensive recycling program resulting in nearly 85 percent waste diversion; and 100 percent participation in the Hines GREEN OFFICE for Tenants program, which promotes sustainability in tenant spaces.

21271 Burbank Boulevard is leased almost entirely to Health Net of California, along with several smaller tenants.

21281 Burbank Boulevard is fully leased to Health Net of California.
