300 Capitol Mall Earns Highest LEED Certification

(SACRAMENTO, CA) – Hines, the international real estate firm, and New York-based Sterling American Property Inc., joint owners of 300 Capitol Mall in Sacramento, announced today that the property has received Platinum certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) rating system.

300 Capitol Mall, a 383,238-square-foot, 18-story office building, is anchored by the California State Controller’s Office and the State of California’s Department of Insurance, which together occupy almost 320,000 square feet. Designed by DMJM, the property was completed in 1984.

To elevate the 31-year old building from Gold to Platinum, the staff at 300 Capitol Mall undertook numerous sustainability measures, including: participating in Sacramento Municipal Utility District’s Automated Demand Response program; reducing electrical consumption through expanded use of building lighting controls; reducing water usage via weather-based irrigation control system; improving indoor air quality through a comprehensive green cleaning program; and offering Hines’ GREEN OFFICE for Tenants program, designed to enhance tenant space.

In addition to earning LEED, the property has earned the ENERGY STAR® label 13 times since 2002. With a current rating of 97, the Building is 56 percent more energy efficient than an average U.S. office building.

Hines Senior Property Manager Lisa Fitzgerald said, “The team and tenants at 300 Capitol Mall place a high priority on sustainability and continue to collaborate to vastly improve operating efficiency and position this asset from LEED Gold to Platinum certification.”

Hines Senior Managing Director and Global Sustainability Officer Gary Holtzer added, “Achieving LEED Platinum is a testament to the value of applying solid, proactive operating principles to create efficiencies, cost savings and long-term value. Continuous improvement by the on-site Hines staff was at the core of moving this building from LEED Gold to Platinum.”
