(LOS ANGELES) – The Los Angeles office of Hines, the international real estate firm, announced today that Citigroup Center has received Gold certification under the U.S. Green Building Council’s LEED® rating system for Existing Buildings.
Citigroup Center is an 891,056-square-foot, 48-story office building located in Los Angeles’ central business district.
Designed by A.C. Martin & Associates and completed in 1981, Hines’ U.S. Office Value Added Fund II, L.P. acquired the property in 2008.
Citigroup Center has earned the ENERGY STAR label every year since 2005.
With a current score of 95, the building is 50 percent more energy efficient and annually saves $1.49 in energy costs per square foot when compared to the average U.S. office building.
This translates to estimated annual greenhouse gas reductions equivalent to removing 770 passenger vehicles from the road.
Hines Property Manager Leia Jensen said, “We are proud to have achieved such a high level of recognition, which could not have been possible without the support of ownership and the unrelenting efforts of the property team. This further validates our ongoing commitment to deliver environmentally sustainable office space to our existing and future tenants.”
Green features and sustainable programs include: the installation of low flow fixtures; low mercury content lamps; a comprehensive recycling program with a 68 percent diversion rate and the implementation of food waste and organic recycling; ongoing green cleaning; and Hines’ GREEN OFFICE for Tenants program, designed to enhance tenant space.
Citigroup Center is leased to a roster of notable tenants that includes: AC Martin; Citicorp; Freddie Mac; Los Angeles Economic Development Corporation; Morgan Stanley Smith Barney; PB Americas; and University of Southern California, among others.
