Stinson Leonard Street to Relocate to Nicollet Mall in 2017

New workspace at Fifty South Sixth Street to feature “law firm of the future” design elements

(MINNEAPOLIS) – Stinson Leonard Street LLP today announced it will relocate its downtown Minneapolis office to Fifty South Sixth Street in the fall of 2017. The new space will be designed and built out to embody new concepts in how legal services are performed, how clients interact with their legal counsel and how colleagues interact with one another in a modern workplace.

“The stereotypes of mahogany paneling, shelves of law books and the ‘corner office’ layout no longer reflect how we work,” said Mark Hinderks, Stinson Leonard Street’s managing partner. “More and more, our clients expect and need us to work in teams across practice groups, across functions and across physical locations. That translates into an open, flexible, digital environment built around easily configurable conference and meeting spaces."

In addition to being highly adaptable and efficient, the 105,000-square-foot, three-floor location will include more windows and glass wall elements to direct light to interior spaces, easy access to administrative services like technology and legal project management, sit-to-stand workstations and built-in opportunities for both formal and casual interactions with colleagues.

Other amenities in the 29-story, Class A tower, owned by Hines Global REIT, include a modular, fully equipped conference center capable of hosting up to 150 people, a high-end fitness facility and convenient access to plentiful parking and mass transit options.

"We’re designing the law firm of the future," said Hinderks. “This will be a connected, collaborative space that drives innovation.”

Approximately 400 people will benefit from the two-block move to the new location. Lowell Stortz, chair of Stinson Leonard Street, said the design, construction and relocation planning are already underway and that the move will be done in stages so as to minimize any disruption to clients and staff. Renovations are scheduled to start in April of next year, with the move completed before the following November, when the lease starts.

“We’ve been in the same location for almost three decades and enjoyed a great relationship with the building’s management team and owners,” said Stortz. “At the same time, however, we are very excited to be moving into a premier downtown address and to put our stamp from top to bottom on a new space. Our new location will be highly energy-efficient, provide a safe, secure and energizing environment for our people and make it easier to connect all the services and teams that deliver premium value and a distinctive client experience."

Stinson Leonard Street is being represented in the transaction by Anna Coskran and Russ Nelson of NTH, a Minneapolis-based office real estate brokerage. Bob Pfefferle and Sargent Johnson, directors at Hines, an international real estate firm, represent Hines Global REIT, along with Nils Snyder of Colliers International.

“This is a big transaction and a complex one,” Hinderks said of the long-term lease. “We’re fortunate to have Russ and Anna on our team. Working alongside our design committee, they’ve been great partners from the beginning of this process.”

“We are thrilled Stinson Leonard Street has chosen Fifty South Sixth Street for its new home,” said Pfefferle. “The building enjoys a prominent location in Minneapolis’s central business district, but it is the tenants that make the building great. Adding this prestigious law firm to the tenant roster is truly an honor for Hines.”

“Hines is delighted to welcome Stinson Leonard Street to the building,” added Johnson. “Completing this complex transaction could not have occurred without the commitment and focus from the Stinson team, along with Russ Nelson and Anna Coskran from NTH."
