Originally constructed in 1931, 345 Hudson Street is a landmark of New York’s former Printing District that has been reimagined as a model for sustainable adaptive reuse. Owned and operated by Hudson Square Properties—a joint venture of Hines, Trinity Church Wall Street, and Norges Bank Investment Management—the building occupies an entire city block between King and Charlton Streets and serves as a case study for low-carbon retrofits in the New York market.

The 345 Hudson retrofit project is a carefully phased redevelopment deploying thermal networking—a system novel to the U.S. market but proven internationally—to drastically reduce energy demand and eliminate on-site carbon emissions. The project demonstrates how existing buildings can be transformed to meet future climate goals while maintaining their architectural integrity and operational excellence.

As one of the first projects selected for the Empire Building Challenge, 345 Hudson Street plays a key role in advancing New York State’s path toward carbon neutrality. In collaboration with the New York State Energy Research and Development Authority (NYSERDA) and the Building Energy Exchange (BE-Ex), the property supports the High Rise / Low Carbon initiative, helping to promote scalable strategies for deep carbon reduction across the state’s building stock.

Connected on nearly every floor to 555 Greenwich, the building anchors The Healthiest Block in New York City—a workplace that elevates environmental performance, community connection, and occupant well-being. Together, the two properties exemplify a new era of responsible development and urban innovation in Manhattan’s Hudson Square neighborhood.
