In December 2021, Hines undertook, on behalf of its Hines Europe Value Fund II (HEVF II) to develop aparto Manifattura, a 16,000-square-meter student residence in Florence’s former Manifattura Tabacchi area, in the heart of the city’s innovation hub.
The project restored an existing structure consisting of a rectangular block with three structural bays built between 1954 and 1956 carrying a modernist style. Originally used as a sales warehouse, the redevelopment has added a fifth floor, creating more space for student rooms and shared areas. The Superintendence for Architectural and Landscape Heritage of Florence was involved to preserve the industrial character of the historic architecture.
Designed to meet high standards of sustainability and energy efficiency and targeting LEED Gold certification, the new residence offers over 500 beds, with 136 available for short stays in a hostel format. Students will have access to services like study rooms, a gym, yoga room, laundry, cinema, and fully equipped communal spaces to encourage social interaction.
The site is strategically located near the historic center, Polimoda campus, Santa Maria Novella train station, and the airport, and will benefit from the new T4 tram line connecting Manifattura Tabacchi to central Florence by 2024.
