Hines, as co-investor and developer through the AshITA real estate fund managed by Prelios SGR, is leading the urban regeneration project Ex Trotto Milano. Located on the former site of the iconic Ippodromo del Trotto and sports complex, the project will transform 130,000 square meters in northwestern Milan into a predominantly pedestrian-focused urban district. Designed to house over 3,000 residents, it will feature a mix of intergenerational and housing solutions, including 700 rent-capped apartments for seniors and families.
The plan also includes public services like educational and sports facilities, green spaces accessible to the community, and an urban market supporting fair work policies and social reintegration efforts in collaboration with the City of Milan. Designed by KPF (Kohn Pedersen Fox), the project will turn the abandoned area into a residential-led mixed-use district with vibrant public spaces for recreational, educational, and cultural activities. A 45,000-square-meter park, featuring over 700 trees and shrubs, will act as the area’s green lung, with landscaping by international studio LAND.
The Ex Trotto Milano project targets LEED Gold certification and aspires to be a model of environmental sustainability and energy efficiency. It aligns with Hines' strategy to create value for all stakeholders by enhancing the area’s heritage and delivering an innovative, inclusive, and sustainable transformation. Hines is also engaged in several placemaking initiatives to help transform the neighborhood into an inclusive and socially vibrant place: over the past three years, Hines has involved over 2,000 students from local schools in more than 700 hours of workshops to contribute to the project's social value goals.
