The property is divided into a western and an eastern section by the historic Swinemünder Bridge and offers excellent public transportation connections, including the S-Bahn ring line, regional rail service, and an ICE stop. Current zoning regulations allow for approximately 58,000 sqm of gross floor area for purely commercial use. The goal of a two-stage urban planning competition, to be held from February through June 2026, was to develop a new building volume as the basis for a new zoning plan. The resolution to initiate the planning process is scheduled for summer 2026; the detailed development plan process is then set to begin and be completed by 2029. The goal is to establish planning permission for approximately 80,000 sqm of gross floor area, significantly denser development, and a substantial proportion of residential units.
