In 2021, Hines, through the Hines Pan-European Core Fund (HECF), entered the French residential market with the acquisition and development of the France Metropoles Portfolio. Spanning five prime locations in Paris and key regional cities, the portfolio consists of 347 high-quality residences, totaling nearly 21,000 square meters. This includes four Build-to-Rent projects in Sartrouville (37 units), Juvisy-sur-Orge (71 units), Clamart (50 units), Toulouse (122 units) and one for-sale asset in St. Cyr-sur-Loire, offering 67 premium apartments.
The portfolio was developed in partnership with Kaufman & Broad, a leading French real estate company, and targets undersupplied residential markets with convenient access to public transport and amenities. All properties are environmentally sustainable, adhering to NF Habitat HQE certification and RT 2012 thermal regulations, ensuring superior energy efficiency, air quality, and thermal comfort.
This venture reflects Hines' commitment to creating sustainable, adaptive urban living spaces while providing long-term investment value. With its combination of aesthetic appeal, home automation, and sustainability, the France Metropoles Portfolio sets a benchmark for residential real estate across Europe. All assets became operational between September 2023 and June 2025.
