Construction of the Nexus San Fernando in the first-crown logistics sector in Madrid was completed in Q1 2025 on behalf of the Hines European Property Partners (HEPP) fund. This is logistics project marks a step forward in Hines' consolidation strategy in the first-crown logistics sector in Madrid.
The asset is strategically located in the San Fernando de Henares industrial estate, one of the main logistics enclaves in the Corredor de Henares and the first crown of Madrid. It is just 20 kilometres from downtown and 15 kilometres from the airport with direct access from the M-50, A-2 and M-21.
The facility was designed for efficiency with more than 40,000 square meters of land and 25,000 square meters, including a warehouse divisible into 4 modules from 5,000 square meters and 34 loading docks, large manoeuvring areas and free height over 11 meters.
A pre-lease has been agreed with a company specializing in integral reforms of luxury homes that will occupy the first module of 5,325 sqm, reflecting the high demand for quality spaces in this privileged prime location.
Designed to high quality standards and state-of-the-art technical specifications, the asset aims to obtain BREEAM Excellent and Fitwel certifications as well as net zero carbon in its operations.
