Hines developed the 1,450-acre Palencia located in St. Johns County along the west bank of the Intracoastal Waterway. The community offers residents convenient access to historic St. Augustine and metropolitan Jacksonville. Palencia includes homes, condominiums and apartments; 400,000 square feet of retail and office space; and a comprehensive package of amenities, including an Arthur Hills-designed championship golf course.
The master plan for Palencia includes a variety of residential neighborhoods, each including parks and open spaces. The neighborhoods are linked to a Village Center near the project’s main entry by roadways, sidewalks and bike paths. The Village Center, with its recreational and commercial uses, provides an architectural identity for the project and is a community gathering place.
