About The Burlian

The Burlian is a refurbishment of an existing building to create a best-in-class retail and office asset. Arranged over lower ground, ground and five upper floors, the building is uniquely positioned with dual frontage on to both New Bond Street and Oxford Street (80 New Bond Street & 325 Oxford Street), making it one of the most desirable micro-locations and sought-after properties in central London.

Additional area was created by adding two floors with reconfigured retail space at ground level. The office entrance is re-positioned onto Derring Street, providing exclusivity and separation between the office occupiers and the retail.

The existing concrete structure was largely retained to reduce embodied carbon with two new floors added. The core was re-positioned to create a better use of the office floor plates. Roof terraces were added for office occupiers, increasing the biodiversity of the site. The building completed in 2023 and achieved BREEAM Excellent and WiredScore Platinum, and will be WELL ready for occupiers.
