(MUNICH) - Hines, the international real estate firm, today announced the rebranding and innovative concept for the revitalization and sustainable redesign of our office buildings on Fritz-Schäffer-Street 9 in Munich. Fritz9 will be renamed "aer"—with the overarching goal to create a sustainable and innovative working and living environment. Constructed by Lauber & Wöhr in 1996, the buildings in Munich-Neuperlach were acquired on behalf of the Hines European Value Fund 2 (HEVF2) in February 2020.
Previously occupied by Allianz, the office space of more than 87,000 square meters was vacated at the end of 2020. The plan is to reshape the property in two phases. First, the existing building in the western part of the site will be completely renovated and redesigned. A multi-tenant office building with a sustainable energy concept is intended with the goal of achieving complete carbon neutrality as well as a DGNB rating. Particular focus will be paid to a wood-hybrid construction method, which is expected to have a positive impact on the energy footprint of the building and the wellbeing of the people. Highlights will include flexible office space with ceiling heights of up to seven meters and newly created galleries on the top floor. Commonly usable modern conference and co-working spaces will also be standard, as will e-fuel service stations, green and walkable rooftop spaces and gardens, sports facilities and a day bar. In addition, an in-house day care center is planned. The entire property will meet highest requirements for a digital infrastructure through an app-based system, and Hines is aiming for Platinum WiredScore certification. Operational launch and completion and of the first construction phase is scheduled for the end of 2022.
In the long term, in combination with the plans for the existing building to the east, a campus will be developed on the property with attractive outdoor areas that are accessible to everyone. On this second plot of land, reorganization is planned, including the creation of residential space. Hines is working in close cooperation with authorities, government agencies and citizens on an interim use concept with an extensive range of art, culture and entertainment offering, intended to create a gathering place for generations. Office space is also to be made available on an interim basis.

"aer" is connected to public transport through the neighboring subway stop Neuperlach. The Munich district benefits from an established infrastructure, excellent connections to the city center, local and long-distance transport and airport, as well as the surrounding area and large green spaces. This greenery is also to be reflected in the building and office spaces, creating a symbiosis of communication and creativity.
