About Project Alpha

Hines, in partnership with Mitsubishi Estate Co., Ltd. (MEC), Sumitomo Corporation, and Kanakia Group, is developing Project Alpha, a landmark trophy office project in the Greater Bandra Kurla Complex (BKC) area in Mumbai. Strategically located on a prominent corner plot with 650 feet of road frontage and overlooking more than 200 acres of the Mumbai University campus, Project Alpha is set to redefine India’s most prestigious central business district.

Designed by renowned global architectural firm Kohn Pedersen Fox (KPF), the development will feature ~1.5 million square feet of leasable area on a 3-acre site. The project is planned with efficient floor plates ranging from 50,000 to 80,000 square feet across two wings, offering flexible layouts.

Alpha features an expansive three-level sunken courtyard, 150,000 square feet of vibrant F&B led retail offerings, landscaped greens, and state-of-the-art amenities to enhance the public realm and daily user experience.

Sustainability and technology are at the core of Project Alpha’s vision. The project is targeting USGBC LEED Platinum and IWBI WELL Gold certifications, along with WiredScore and SmartScore Platinum certifications, underscoring its commitment to resilient digital infrastructure, enhanced connectivity, and environmental stewardship. The project is anticipated to be completed in 2028.
