(LOS ANGELES) – The Los Angeles office of Hines, the international real estate firm, announced today that 10100 Santa Monica has received Gold certification under the U.S. Green Building Council’s LEED® rating system for Existing Buildings (EB).
With an ENERGY STAR® rating of 96, 10100 Santa Monica is 43 percent more energy efficient and annually saves $2.52 in energy costs per square foot ($1.5 million per year) when compared to the national average office building.
This translates to estimated annual greenhouse gas reductions equivalent to removing 420 passenger vehicles from the road.
10100 Santa Monica is a 606,000-square-foot, 26-story office building located in the Century City, northwest of Los Angeles.
Designed by Skidmore, Owings & Merrill LLP and completed in 1971, the property was renovated in 1999 by Hines on behalf of the property’s owner, a major pension fund that is advised by Heitman LLC.

 Green features and sustainable programs and achievements include: more than 58 percent monthly landfill diversion through recycling and e-waste disposal; a high-performance green cleaning program; reduced nighttime light pollution; reduction of electrical usage by 10 percent though lighting retrofit with lamps containing 78 percent less mercury; reduction of indoor potable water use by 20 percent; implementation of enhanced metering systems; enhanced indoor air quality systems; drought tolerant and low maintenance landscaping; comprehensive construction waste recycling; and Hines’ GREEN OFFICE for Tenants program, designed to enhance tenant space.
