(CHICAGO) – The Chicago office of Hines, the international real estate firm, announced today that 321 North Clark has received Gold certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) rating system.
Completed in 1987, the 896,502-square-foot 321 North Clark at Riverfront Plaza has been recognized internationally as a premier example of Chicago's modern architectural legacy.
The 35-story glass and stainless steel tower is located on the Chicago River with beautiful, unobstructed views to the lake, river and city. The property was acquired in April, 2006 by Hines Real Estate Investment Trust, Inc.
With a current ENERGY STAR® rating of 83, 321 North Clark is 32 percent more energy efficient than the average U.S. office building.
This translates into greenhouse gas reductions equivalent to recycling 2,016 tons of waste instead of sending it to a landfill.
Green features implemented at 321 North Clark include: new low-flow aerators and water closets; efficient LED lighting in the lobby; high-performing green cleaning services; and optional Saturday HVAC requests to minimize heating/cooling when tenants are not occupying their space during the weekend.
Additionally, the firm offers its proprietary Hines GREEN OFFICE (HinesGO) for Tenants program, which assists in giving tenants options to reduce their carbon footprint.
“Our tenants have embraced the LEED and Hines GREEN OFFICE initiatives. In fact, more than 92 percent of the building employees participated in the LEED Alternative Community Transportation Survey resulting in 15 LEED points,” said Hines General Property Manager Mark Anderson.

321 North Clark is more than 76 percent leased to tenants that include:
American Bar Association; and Littler Mendelson. Hines is responsible for managing and leasing the building.
