(HOUSTON) – Hines, the international real estate firm, and Baker Botts, a leading international law firm, celebrate 50 years of partnership at 910 Louisiana, formerly known as One Shell Plaza. Many leaders and representatives from both companies gathered at the downtown building today to celebrate the long-standing tenure at one of Hines’ first downtown projects that opened in 1971. Since that time, Baker Botts holds the longest-tenant relationship in the history of the Hines firm.
“The commonality of values that Baker Botts and Hines share have been the backbone of this relationship which my father, Gerald D. Hines, began, and one of the many reasons for its continued success,” said Jeff Hines, Chairman and CEO at Hines. “It’s been an honor and a privilege for Hines to work alongside Baker Botts throughout the last 50 years as business partners and friends, and we are excited to see this relationship continue to grow in the years to come.”
”Our 50-year anniversary at 910 Louisiana is emblematic of our long and enduring relationship with Hines,” said Baker Botts Managing Partner John Martin. “We are grateful to have worked so closely with Hines over the years. They have been our landlord, our client, and most importantly, our friends. We look forward to many more years of close collaboration.”
910 Louisiana is a 1.2 million-square-foot, Class A office property that has been continuously managed by Hines. The 50-story office tower is located in the heart of Houston's central business district. As one of Hines' first high-rise office towers, 910 Louisiana set the standard of excellence for the many projects that followed.
The travertine-clad tower tapers upward from a landscaped travertine plaza with a series of closely spaced columns that frame the structure, creating the impression of a gently undulating exterior wall. On the building's 49th floor is the exclusive The Houston Club, which offers a full complement of fine dining, entertainment and meeting facilities. On-site parking is available for 381 cars, with an additional 1,000+ spaces across the street in the 811 Louisiana garage.
The building has undergone multiple major renovations totaling over $80 million all while occupied. The first renovation was between 1991 and 1993, then again between 2009 and 2012, and the third, most recent renovation in 2020. The scope of the renovations included: architectural changes to the lobby and plaza, new graphics, elevator modernization, major upgrades of the building's electrical, mechanical and plumbing systems, new lighting, new windows, curtainwall restoration, asbestos abatement, ADA modifications and all new life safety systems.
Baker Botts initially signed a lease with Hines at One Shell Plaza, now 910 Louisiana, on January 25, 1971 for 83,000 square feet. Today, 50 years and three building renovations later, Baker Botts is Hines’ longest-running tenant and has grown to occupy over 213,000 square feet on floors 32-39.
