(MUNICH) – Hines, the global real estate investment, development and property manager, today announced its latest leasing success for “aer” in the Munich district of Neuperlach. dedicom (Deutsche DirektComputer), the leading company for consulting, implementation and execution of employee PC-programs, is expected to move into its new headquarters at “aer” in late summer 2023 taking 2,400 square meters of modern and flexible office space.
“aer” is comprised of two office buildings at Fritz-Schäffer-Strasse 9 with a total area of 87,000 square meters. Following its acquisition in February 2020 by the Hines European Value Fund 2 (HEVF 2), Hines has instigated a comprehensive transformation process with the existing property in the western area currently undergoing complete renovation.
Earlier this year, Hines also announced that “aer” will become the new headquarters of Bosch Building Technologies signifying that over half of the project owned by HEVF 2 is pre-let well before completion.
“aer” is based on a comprehensive ESG concept that intends to make it one of the most sustainable properties in Munich post-refurbishment with an anticipated climate-neutral operation. The embodied carbon footprint aims to be kept as low as possible through recycling building materials and a circular process. Furthermore, all renovation will be timber or timber-hybrid structures, which should have a positive impact on the building’s energy balance and occupier well-being. The combination of this type of refurbishment and the new timber construction paired with a zero-carbon operation is understood to be one of the only projects of its kind in Germany.
Services and amenities such as showers, lockers, a bicycle workshop, the planned daycare center, co-working spaces, yoga areas, rooftop terraces with a view over the alps and healthy gastronomy and bar concepts, will complete “aer” for all its tenants to experience and expects to set new standards for office buildings in Munich.

“aer” is comprised of two office buildings at Fritz-Schäffer-Strasse 9 with a total area of 87,000 square metres. Following its acquisition in February 2020, by HEVF 2, Hines has initiated a comprehensive transformation process with the existing property in the western area currently undergoing complete renovation. A multi-tenant office building with a sustainable energy concept is being created, which will be certified DGNB Gold. In addition, “aer” has already received WiredScore Platinum certification and is therefore considered best in class in terms of connectivity. Both are proof of Hines’ efforts to set new standards in the areas of sustainability and digitalisation while ensuring the greatest possible governance transparency.
Together with the eastern part of the site, a campus with attractive outdoor areas accessible to everyone is to be created. Hines is currently facilitating a culinary, cultural and sustainable interim concept at the site with “shaere”, which has since become one of the largest interim use projects in Germany, including a Community Kitchen that can produce up to 10,000 meals a day from rescued food.
Hines was advised on the letting by GSK Stockmann and Colliers. Colliers Munich brokered the lease and exclusively advised the tenant.
