(MADRID) – The Madrid office of Hines, the international real estate firm, announced today that Tripark Las Rozas has received Gold certification under the U.S. Green Building Council’s LEED® for Core & Shell (CS) rating system. The property is the first in Spain to have achieved Gold certification.
Tripark Las Rozas is a three-building, 351,873-square-foot (32,702-square-meter), Class A office complex located within the Las Rozas Business Park in northwest Madrid. All three 117,338-square-foot (10,900-square-meter) buildings are situated at a highly visible intersection of the A-6 motorway and the M-50 ring road. Hines developed the property in 2010 for the Hines European Development Fund I.
Hines Managing Director Fernando Arenas said, “This certification gives Hines a strategic advantage in the Spanish real estate market where awareness of sustainability, environmental performance and occupant productivity is growing among leading tenants.”
Sustainable features include: façade design solutions to reduce thermal gain; floorplate depths that maximize natural light; photovoltaic energy; photocatalytic filters installed in air conditioning ducts; non-toxic materials; bicycle storage with changing rooms and shower facilities; and water-saving technologies, among other things.
Hines entered the Spanish market with a strategic investment in Barcelona in 1995. That investment, known as Diagonal Mar, centered on 84 acres of land fronting the Mediterranean Sea. The project is one of Europe’s largest mixed-use developments totaling over four million square feet consisting of a retail and leisure center, five residential phases, three hotels, three office buildings and the third-largest public park in Barcelona.
