OSKAR in Munich Earns WiredScore’s Platinum Certification for Digital Infrastructure

Hines, the international real estate investment firm, announced today that OSKAR, in Munich, has earned Platinum Certification – the top rating class – by the renowned certification organization WiredScore. This means that the building, after completion of extensive revitalization work, meets the highest standards for excellence in digital infrastructure in all four WiredScore categories: resiliency and redundancy, the potential to improve connectivity, availability of in-building wireless and WiFi service, and the reliability of the digital infrastructure.

WiredScore is a globally recognized rating system for commercial properties that assesses the digital infrastructure of buildings based on an extensive catalog of criteria. This also provides useful input for the further optimization of buildings. In the past, prospective tenants had little access to objective information on the quality of digital infrastructure in office buildings. WiredScore certification creates transparency by identifying where outstanding connectivity is available. This enables tenants in search of commercial space to find the building that matches their digital needs. Because the quality of the internet connection or the IT infrastructure and security installed in a building are important criteria for tenants, the certification is also highly relevant for investors. They benefit indirectly from a top rating, which enhances the appeal of the certified property for potential new tenants.

The OSKAR building was originally designed in 1998 by Richard Meier, an architect who emphasizes clean geometric lines and naturally lit interior spaces. Hines began carrying out extensive construction work to revitalize the building in 2017. Complementing its excellent digital infrastructure, the office building now also boasts excellent energy efficiency, certified by DGNB. The success story has culminated in the rental of all the approximately 26,000 square meters of office space to three premium tenants. Along with the publishing house Condé Nast and the co-working provider WeWork, another international company will soon move into the space.

While the exterior facade still bears the unmistakable signature of the architect, the interior has been fully refurbished with high-end individualized space concepts. Another highlight is the open and architecturally unique lobby at the heart of the building with 1,200 lighting elements made of anodized stainless steel. Condé Nast has already moved into the first spaces to be completed. The other tenants will follow over the course of the summer.
