U.S. Airways Corporate Headquarters Earns Unprecedented 15th Consecutive ENERGY STAR® Label

(PHOENIX) – Hines, the international real estate firm, announced today that the U.S. Airways / American Airlines office building in Tempe, AZ, has earned its 15th consecutive ENERGY STAR label from the U.S. Environmental Protection Agency (EPA).

The building is the only property in Arizona, and in the country, to have achieved this milestone.

Hines served as development manager for this 218,000-square-foot office building, which was completed in 1999 and has been responsible for managing the property since.

Designed by SmithGroup and Leo A. Daly, the nine-story building, majority owned by Parkway Properties, Inc., shares a 1,700 space garage with the Tempe Gateway building, also owned by Parkway.

Hines began benchmarking the property using ENERGY STAR’s Portfolio Manager immediately after development was completed in 1999.

With a current ENERGY STAR rating of 96, the building is 52 percent more energy efficient; annually saving $1.53 per square foot in energy costs when compared to the national average office building.

This translates to greenhouse gas reductions equivalent to removing 398 passenger vehicles from the road.

This program has helped us to manage energy consumption, while progressively reducing expenditures for our tenant, U.S. Airways / American Airlines.”

The property is also LEED® Gold certified under the U.S. Green Building Council’s LEED for Existing Buildings (EB) Rating System.

Sustainable features of the property include: energy-efficient lighting in the building and garage; Xeriscape desert landscaping; low-flow aerators at each lavatory; dual-flush valves; high-efficiency air filtration; high-performance cleaning and extensive paper/refuse recycling.
