Rising Through the Ranks to Achieve Engineering Excellence

“Starting out as an apprentice engineer for Hines in November 2000 and now being the Engineering Manager for the residential component of CityCenterDC in the nation’s capital, shows that the company recognizes hard work and promotes from within,” stated Frank with his usual humility and a hint of pride.

While working on seven different Hines properties over the past 15 years, he earned a reputation as an engineer who knows how to identify and solve problems. That reputation garnered a number of promotions and requests for his service by several property managers.

Frank is currently responsible for all engineering operations at CityCenterDC’s two high-end apartment buildings and two high-end condominium buildings, accounting for a total of 674 units. Located in the heart of downtown Washington, D.C., the 8-acre, 2.5-million-square-foot, mixed-use project also includes office and retail space plus a central plaza, a public park and a planned luxury hotel.

“Managing residential properties was a different and exciting experience for me, as I had only worked in office buildings previously,” Frank explained.

Finding solutions to the many challenges we face on a day-to-day basis is very rewarding. The greater the challenge, the greater the feeling of satisfaction and, working with such a great team is a joy.

Frank Martinez, Engineering Manager

He came on board at CityCenterDC in July 2013 while construction was still underway to identify equipment issues and develop punch lists. During the start-up process, Frank worked efficiently and effectively with two outside property management firms. Since then, he has been fine tuning systems for optimum performance and problem solving. He and his team have done such an outstanding job that the condominium association board recently requested that Hines perform maintenance for individual units. As a result, Hines was awarded its first in-unit maintenance contract in the firm’s East Region.

A devoted family man and avid cyclist, Frank enjoys tackling tough challenges in the workplace. “Finding solutions to the many challenges we face on a day-to-day basis is very rewarding. The greater the challenge, the greater the feeling of satisfaction and, working with such a great team is a joy,” said Frank with a smile.
