Connection, Culture and Creativity in the Heart of Atlanta

Atlantic Station stands proud as the true “heart of Atlanta.” The 523,511-square-foot premier retail center was the first of its kind and was noted as the nation’s largest urban brownfield redevelopment. In 2015, Hines took over as asset and property manager of the mixed-use development in Midtown Atlanta and embarked on a major property and tenant transformation — the largest revitalization since its inception in 2005.

Focused on modernizing its main spaces, the Hines-led transformation brought in new retailers and restaurants, expanded its park, and delivered Class-A office towers, T3 West Midtown and Atlantic Yards.

As Atlantic Station approached its 15-year anniversary in October 2020, Hines completed the multi-year, multimillion-dollar property modernization. The firm undertook a major re-tenanting mission at the development with a focus on enhanced dining and shopping experiences for its patrons. Over five years, the team added more than 96,000 square feet of new and expanded retail, entertainment venues and restaurants to Atlantic Station’s diverse tenant mix.

As the centerpiece of the property, Hines completed the overhaul of Atlantic Station’s central greenspace, Atlantic Green, to be a more human-scaled activity node with enlarged sidewalks, expanded greenspace and a pedestrian-focused design that creates an open welcoming park. The park, now twice as large as the original, has enhanced accessibility features, programmable green space, a water feature, stadium-like jumbotron, event space and new food and beverage options anchoring the north and south end.

To add to the Atlantic Station experience, the team incorporated a public art initiative by adding the notable Tiny Door ATL to the tenant mix as an artist-in-residence and curated one of the largest murals in the city.

Realizing Atlanta was quickly becoming a technology epicenter in addition to retail, Hines saw the opportunity for a concept that would meet the expectations of the modern business. Marrying innovation and environmental concerns with people’s need to be socially connected; packaged in an attractive, upbeat and modern workplace with close proximity to the MARTA rail and bus stations, retail and entertainment, the firm’s Timber, Transit and Technology (T3) platform met those needs.

Completed in 2020, the 231,535-square-foot T3 West Midtown is a new generation of heavy timber building that redefines the standard for the modern creative office.

Atlantic Yards was completed in 2021 and consists of 523,511 square feet of progressive office space in two buildings. Through the use of materials commensurate with adaptive reuse, including concrete, steel and masonry, Atlantic Yards provides the mercantile feel of a classic industrial loft while accommodating the next generation of office space users, combines the authentic charm of vintage industrial buildings with the sustainability, connectivity and efficiency of today’s most progressive modern office environment.

Finally, as part of the transformation, Hines launched a new brand identity for Atlantic Station and unveiled “The Heart of Atlanta” brand assets, including a new interactive website, onsite signage, and digital ads, highlighting the properties stance as the heart of the city.
