Description

On behalf of HAPP, Hines has built a living portfolio through the aggregation of individual assets across submarkets in Tokyo and other major cities. While this approach requires significant resources to execute, it gives Hines the flexibility to assemble a higher-quality portfolio by selecting assets that the Fund can hold for the long term. The current portfolio is comprised of over 1,100 units (the majority in Tokyo) strategically located near or around subway stations, targeting urban dwellers. Additionally, Hines has created a brand, Cavana, under which these assets will be managed and marketed. This branding strategy allows HAPP to invest efficiently in marketing and leasing, raise management standards, and deliver high-quality tenant experience consistently across the entire portfolio, seeking to drive long-term performance.
