(SACRAMENTO, CA) – The Sacramento office of Hines, the international real estate firm, announced today that Gateway Oaks I and IV have received Gold certification under the U.S. Green Building Council’s LEED® for Existing Buildings (EB) rating system.
In 2007, Hines' U.S. Office Value Added Fund II acquired the two buildings totaling 204,718 square feet in Sacramento's South Natomas submarket.
Green features and programs for both buildings include: reducing electrical consumption by retrofitting and re-commissioning HVAC controls and equipment; installing new building lighting controls; reducing water usage by retrofitting plumbing and irrigation systems; and improving indoor air quality by implementing a comprehensive green cleaning program. Additionally, Hines offers its proprietary GREEN OFFICE for Tenants program, which assists in giving tenants options to reduce their carbon footprints.
Both buildings have carried the ENERGY STAR® label every year since 2009.
Gateway Oaks I, located at 2150 River Plaza Drive, contains four stories and 122,720 square feet of Class A office space.
With a current ENERGY STAR score of 88, Gateway Oaks I is 39 percent more energy efficient and annually saves $0.96 in energy costs per square foot when compared to the average U.S. office building.
This translates to avoided greenhouse gas emissions equivalent to recycling 120 tons of waste instead of sending it to the landfill.
Gateway Oaks IV, located at 2520 Venture Oaks Way, contains four stories and 81,998 square feet of Class A office space.
With a current ENERGY STAR score of 90, the building is 42 percent more energy efficient and annually saves $1.06 in energy costs per square foot when compared to the average U.S. office building.
This translates to avoided greenhouse gas emissions equivalent to 85 tons of waste diverted from landfills.
