About Pioneer One

Hines, in partnership with Pioneer Urban, is developing Pioneer One, a landmark office and retail destination strategically located on Golf Course Extension Road (Sector 62, Gurugram). Spread across ~3 acres, combining Grade A+ office spaces with vibrant retail and amenity offerings.

Designed by Pelli Clarke & Partners, Pioneer One brings a world-class architectural vision to Gurugram. Rising to 165 meters, the iconic high-rise will feature a total leasable area of ~1.43 million square feet, offering efficient floor plates of 50,000–54,000 square feet.

Pioneer One has been conceived with employee wellness and productivity at its core. The project integrates internationally benchmarked standards for indoor air quality, elevator wait times, arrival experience, and security protocols. The ground and first floors feature 70,000 square feet of activated F&B and multipurpose retail/event spaces, while the podium level offers a curated amenity floor including a wellness centre, business centre, and rejuvenation zones.

As part of Hines’ global ESG strategy, Pioneer One is being designed to achieve USGBC LEED Platinum and IWBI WELL Gold certifications, ensuring sustainable, future-ready workplaces.

The project is anticipated to be completed in 2030.
