Investment Value Creation and Protection

Investment Value Creation and Protection

Integrating sustainability into investment strategies and decision-making with the goal of enhancing asset performance and resilience, and delivering value to our stakeholders.

Embedding sustainability creates and protects investment value – without compromising business objectives. We embed these material considerations throughout our investment process; these factors directly inform our investment decisions, guide underwriting, and shape asset-level business plans, enabling us to assess priorities, mitigate risk, and enhance resilience.

Investment Intelligence

We use data and insights to improve asset evaluation and support informed decision-making for long-term value.

Due Diligence

Our data-driven asset review process screens for material factors, including material and regulatory risks and opportunities to improve performance.

Regulatory Environment

We carefully evaluate regional, national and local regulations, policies, and building performance requirements across Hines geographies to understand potential impacts on disclosures, capital expenditure, cash flow and lending expectations.

100% of new acquisitions go through physical climate risk assessments

Portfolio Management

We integrate sustainability across all stages of portfolio management with the goal of achieving positive investment returns.

Asset-level Tools

Hines’ proprietary asset-level tools support resource efficiency across the building life cycle and help our teams engage with tenants on relevant initiatives.

Leading with GRESB

Hines flagship funds and other investment entities submit to the Global Real Estate Sustainability Benchmark (GRESB) to lead the industry, drive progress and measure the impact.

Innovation Leadership

Hines drives progress through innovative technologies, practices, and partnerships. Hines collaborates with other leaders like the Urban Land institute and the World Economic Forum to raise industry standards and shape best practices.

Hines has been a longtime supporter of ULI. Several Hines leaders helped to develop ULI’s sustainability programs, including the ULI Greenprint Center for Building Performance and the ULI/Gerald D. Hines Student Urban Design Competition. More recently, we partnered with ULI on C Change, an effort to quantify the financial benefits and payback periods of decarbonizing assets.

As part of our partnership with WEF, Hines leaders serve as subject matter experts for impactful events, white papers and reports.
