About aparto Paris Liberté

Hines’ first Purpose-Built Student Accommodation (PBSA) project in France is officially underway with aparto Paris Liberté. The 25,400 square meter former office building was acquired by a Hines' flagship fund in February 2024. The property is located in Charenton-le-Pont (Val-de-Marne), a Paris neighborhood with close proximity to Central Paris well connected to transportation, universities, parks, and other local offerings attractive to students.

Hines France is working to entirely convert the vacant building into a high-quality, multi-use residential complex comprising 660 student beds with a wide range of amenities. It will also feature a multi-service residence with up to 80 apartments, two retail units, and self-storage services.

It is located five minutes from the Parc de Vincennes and two minutes from the Liberté metro station, which provides access to nearly 20 higher education establishments and over 110,000 students.

Taking student housing to the next level

The project is expected to be completed by January 2027 and will be operated by aparto, Hines’ European PBSA management platform.

From a sustainability perspective, aparto Paris Liberté is aiming for BREEAM1 Excellent, a WELL2 certification, and a WiredScore Home3 label at the highest levels. 1

Driving Growth in the French Student Accommodation Space

The Paris student housing market remains mostly non-institutional. Historically, student rooms were sold by unit to private investors, with little focus on improving residents' lifestyles. Additionally, the average size of student living properties in France remains small. To meet the needs and wants of a growing local student population, Hines is planning to offer larger schemes (500+ units) dedicated to creating higher-quality living experiences for students.

The Hines Difference

With Hines’ Conceptual Construction Group leading the project across design, conversion, and completion, in collaboration with asset management, the finished product will feature a range of high-end amenities (including modern study spaces, shared kitchens, cinema & media rooms, outdoor spaces such as terraces and rooftops, on-site laundry, and much more) that strives to differentiate this mixed-used asset from the existing offerings in the area. This is expected to boost demand and drive rent growth over the longer term.

Looking to the Future

This project is just the beginning. Hines is bullish on PBSA in Paris and in France more broadly, with a long-term strategy to deliver thousands of student housing beds in the country over the coming years to meet growing demand.
