Spiga 26 in Milan, The Creative Hub Developed by Hines, Secures Drumohr and Borsalino as its Latest Luxury Tenants

Milan’s Spiga 26 is 90% leased and combines innovative fashion, culture, and lifestyle brands

(MILAN) – Hines, the global real estate firm, has secured two luxury brands as new tenants, Drumohr and Borsalino, who plan to open their flagship stores alongside world-renowned brands including Moschino, Sergio Rossi, and Kering at Spiga 26 in Milan.

Following the recent restoration of the historic Palazzo Pertusati, Spiga 26 is partially open and the Drumohr boutique, spanning 315 square meters, will face the internal courtyard featuring three window displays. The brand, founded in 1770, is famous for its fine knitwear which has won over a loyal and upmarket international fanbase. The layout and atmosphere of the retail space aims to provide the optimum showcase for its collections that are created using the finest yarns and fabrics and are made with an eye toward environmental sustainability.

Spiga 26 intends to be home to the iconic collections of the Borsalino brand, universally recognized for its luxury hats, 160-year Italian artisan tradition, and notable clientele including film stars, artists, and celebrities. With a surface area of 70 square meters, the Borsalino boutique plans to be light and airy designed with linear lines and two floor-to-ceiling display windows facing Via della Spiga to highlight the styling and extraordinary detailing of the men’s and women’s hats.

The entire property in 26 Via della Spiga -- in which Hines invested in 2019 in partnership with PGGM, the Dutch pension fund manager through a real estate fund managed by Savills Investment Management SGR S.p.A. -- has undergone a major renovation based on a project developed by Scandurra Studio Architettura and SCE Project, and carried out by LDB, the general contractor. The project developed the internal spaces and optimized its use, both in terms of office and retail space.

The mixed-use building covers nearly 13,000 square meters spread over a number of floors including an internal courtyard of 180 square meters. Kering will occupy 7,000 square meters of innovative office space as its Milanese headquarters and the 3,000 square meters of retail space is already home to Sergio Rossi, with Moschino and the new arrivals, Drumohr and Borsalino, to follow.

Borsalino

Spiga 26 intends to be home to the iconic collections of the Borsalino brand, which represents the highest expression of Italian excellence in hat manufacturing, with a craftsmanship and savoir-faire that has been handed down from generation to generation since 1857. Part of the Haeres Equita fund since 2018, the Borsalino brand has always been associated with great personalities from the world of culture, cinema and art, who wear the hats produced in Alessandria as true accessories of choice.

Spiga 26 is the urban regeneration project in which Hines – the global real estate firm – has invested, to remodel the historic 18th century Palazzo Pertusati and transform it into a unique space and a platform for “discovering experience”, characterised by the cross-pollination between fashion, business, design, culture, and food.

Covering 13,000 square metres, in one of the most iconic locations in the city, 3,000 square metres are dedicated to retail, with an interior courtyard measuring 180 square metres. Spiga 26’s retail space will be arranged on 3 multi-tenant levels thanks to the extremely flexible layouts, designed to become the city’s new cultural reference and meeting point.

Thanks to its double entrance, the space opens out onto Via della Spiga 26, with 3 floors above ground level plus one beneath, and Via Senato 19, with 7 floors above ground level and two under. In particular, the main entrance from Via della Spiga is characterised by 18 large and bright windows that have been redesigned and expanded to floor-to-ceiling height, which directly overlook the street for a total of 65 metres. Inside, the spaces are connected by an exclusive 180 square-metre central courtyard which serves as a magnificent compass.

On the fifth and sixth floors, which overlook Via Senato, the commercial areas are further expanded with nearly 1,000 square metres of additional space, further enhanced by over 800 square metres of terraces and a glass box featuring 360° views of the city, which contributes to the exclusive allure of this unique location.

The building’s new commercial identity was established and designed with a strong focus on sustainability. In fact, Spiga 26 aims to achieve LEED Gold certification, thanks to the measures being put in place to qualify as a “sustainable site”, to facilitate the use of electric and low-emission cars by tenants, and to guarantee the efficient use of water, careful monitoring of energy consumption, use of sustainable materials, and a focus on the quality of the internal environment.

With Spiga 26, Hines has also become the promoter of a series of cultural initiatives featuring the street and Milan, aimed at transforming the urban fabric into an artistic location in which private and public spaces borrow from one another, creating a new “creativity district” in one of the most prestigious and well-known places in the world: the Quadrilatero della Moda.
