In 2020, Hines aquired the 130,000-square-meter Ex Trotto site in northwest Milan, the former location of the city’s iconic trotter racecourse and sports complex. The urban regeneration project, designed by KPF, aims to transform the abandoned area into a major residential-led mixed-use scheme filled with vibrant public spaces developed to host recreational, educational and cultural activities for all ages. The development will also include a 45,000-square-meter park, the area’s green lung.
Located in San Siro’s residential district, less than 30 minutes by bike from the city center, the Ex Trotto area will feature a new sustainable approach benchmarking the latest ESG principles and introducing an innovative living model to the market, based on a wide range of customized services, amenities and accessible rental levels. The project reflects Hines’ strategy which aims to create value for all stakeholders, enhancing the area’s heritage, resulting in an innovative, inclusive and sustainable transformation from an environmental and social perspective.
The development, to be completed in 2025, takes the community’s evolving needs as a starting point with the objective of becoming a best practice example for an urban regeneration model at the national and international level.
